DEMOGRAPHICS

The City of Casselberry encompasses only 8 square miles of Seminole County. Casselberry has grown out of one man’s vision to become a vibrant and prosperous community. The population is 24,893 with a median age of 39. The average household income is $38,000.

GOVERNMENT

The City of Casselberry is governed by a Commission/City Manager form of municipal government. A Mayor and a four-member Commission are elected for four-year terms. The City Manager oversees the daily operations. The Commission meets the second and fourth Monday of each month.

HISTORY

Casselberry was named for Hibbard Casselberry, a native of Lake Forest Illinois. Mr. Casselberry was visiting his aunt and mother in nearby Winter Park when he saw some pretty land while on a drive through the area. He decided to buy 10 acres as an investment. He builds a greenhouse and grows ferns. A few years later in 1926, Mr. Casselberry purchases 3000 more acres along what is known today as U.S. Highway 17-92. His fernery becomes one of the largest in the world and the area becomes known as Fern Park. Between 1928 and 1932 a general store, post office, housing development and water company are established. Soon a tax-free town is proposed. In 1938, Hibbard Casselberry asks the State of Florida for a withdrawal of the law incorporating the town and organizes his tax-free town, which is incorporated in October of 1940 with a population of 100. Mr. Casselberry becomes the town’s first mayor and Tally Hattaway is elected the first town marshal, a position he would hold for 9 consecutive years. During WWII the town begins producing parachutes and hospital tent liners to support the troops. The town reincorporated in 1965 as a city. Throughout the years, Casselberry has seen rapid growth to become the second largest city in the county.

Casselberry has evolved from its humble beginnings to become the vibrant and prosperous community it is today. Casselberry offers a rich quality of life that is supported by a diverse mix of retail establishments, restaurants, office and commercial space, as well as recreational activities.

Located within the City are 16 parks and more than two dozen lakes, including Lake Howell, Lake Kathryn, and the Triplet Chain of Lakes.

REAL ESTATE

Casselberry’s growth and diversification of revenue sources has helped stabilize and decrease the property tax rate. The city also has continued its growth pattern through new construction and annexation. New construction has consisted of apartment and condominiums and four new single family subdivisions. Housing costs are between $215,000 and $330,000 for a single family residence.
